OVERVIEW:
ShopOne Centers REIT, Inc. (“ShopOne”) is a leading owner, operator and manager of high-quality shopping centers in the United States. In March of 2022, ShopOne announced the formation of a joint venture with global private markets investment manager Pantheon and a leading global institutional investor to acquire institutional quality shopping centers based in key growth markets across the United States. The venture has a total investment capacity of nearly $1 billion and targets necessity-based and value-oriented grocery-anchored centers. Since its formation in 2022, the joint venture has acquired more than 1 million square feet of new retail shopping centers, with an aggregate value of more than $300mm. ShopOne is seeking a highly motivated and experienced Transactions Manager to join its Investment team.
Reporting to the Chief Investment Officer, the Due Diligence and Transactions Manager will serve as a critical member of the Investment team and an instrumental part of all transaction activity. The Due Diligence and Transaction Manager’s primary role will be to lead activities related to the due diligence of potential acquisitions, onboarding of new assets, and the facilitation of select dispositions. This role will work alongside the internal Investment and Operations teams as well as interface with third-party legal teams, vendors, brokers, and external counterparts.
KEY RESPONSIBILITIES:
- Manages the due diligence process alongside the Investment team to ensure that ShopOne’s physical, environmental, legal, and financial due diligence investigations and deliverables are accurately and efficiently completed.
- Schedules, oversees, and reviews third-party consultants and vendors, including engineers, environmental consultants, market research consultants, lease abstractors, zoning professionals, title companies, and more.
- Works closely with the internal Leasing, Construction, and Property Management teams to facilitate their investigation into potential acquisitions and to assist in developing operating budgets, capital plans, and leasing strategies.
- Analyzes the financial and operational history of potential acquisitions through the review of accounting, financial, and operational statements.
- Facilitates the flow of reports, documentation, and materials between all necessary parties to consummate an acquisition and/or disposition transaction.
- Summarizes and presents all due diligence findings to ShopOne’s internal team including identifying and quantifying all potential issues impacting investment returns.
EXPERIENCE/QUALIFICATIONS:
- Bachelor’s degree in Business or related field
- 5+ years of relevant work experience
- Strong knowledge of commercial real estate with experience in the retail shopping center industry
- Ability to study, interpret, and summarize meaningful conclusions from various, complex data sources
- Detail-oriented with strong analytical and organizational skills
- Highly proficient in Microsoft Office
- Direct Owner, Paralegal, Accounting, or Appraisal experience preferred
